From 1 August 2025, the Property Law Act 2023 introduces a mandatory seller disclosure scheme in Queensland.

What’s Changing?
Buying property used to feel uncertain. Now, sellers must give buyers a disclosure statement and certificates before contracts are signed.

What Must Be Disclosed
The disclosure is like a property “cheat sheet,” covering:
• Title and encumbrances
• Transport infrastructure notices
• Government resumption notices
• Land contamination or environmental issues
• Council rates and water charges
• Neighbourhood dispute applications or orders
For units or townhouses, a body corporate certificate is also required.

What’s Not Covered
Not everything is included—flooding, termites, asbestos, and building approvals are still up to the buyer to check.

New Tools and Delays
Many agents now use DocuSign for quick sign-offs, but solicitors and conveyancers are busier than ever making sure everything’s watertight. Some contracts could take longer (think days or even weeks) to cross the finish line

Why It Matters
The aim is a clearer, fairer process that keeps buyers informed and sellers protected. Just don’t forget: the fine print might be clearer, but doing your homework is still part of the deal.
